To consider conceptual site/floor plans to locate a Planet Granite rock climbing gym/workout facility within the existing vacant Belmont Theatre. The proposed interior building modifications include installation of various climbing walls, yoga studio, weight/fitness area, men’s/women’s changing areas, main lobby and retail sales area. Proposed exterior modifications include removal of the existing roof with a taller roof to accommodate the height of the interior climbing walls. (Appl. To consider a Floor Area Ratio Exception and Design Review to remodel the exterior and interior of the existing single-family residential structure by reducing the existing square footage from 5,040 to 4,301 on a lot that permits a FAR of 2,500 sq.ft. The remodel will affect space within the existing building envelope and will not result in an increase to building height or bulk. Additional site improvements include new gasoline dispensers with roof canopy, and replacement of the existing underground storage tanks.
