The Planning Division consists of the Community Development Director, Principal Planner, Senior Planner, Associate Planner, Assistant Planner, and Administrative Assistant.
The main function of the Planning Division is to review projects for compliance with the Belmont Zoning Ordinance and Municipal Code. The Division provides assistance in navigating the City's regulations and permitting processes related primarily to the use of private property. Division staff reviews and manages development applications for new construction and businesses, including land-use entitlements (e.g. Conditional Use Permits, Design Review, and Variances), additions to existing structures, new development, and sign permits.
The Planning Division is also responsible for the maintenance and update of the City’s General Plan, Belmont Village Specific Plan, and San Juan and Western Hills Area Plans. The Division also serves as a liaison to the Planning Commission and City Council, while providing reports, presentations and recommendations on development applications.
