The Permit Center provides permits for property construction. Other permits such as tree removal, facilities or construction in the public right-of-way including roadway banners, and planning entitlements can be obtained by respective departments.

Permit Center Hours

Walk-In Counter Hours:
Monday, Wednesday, and Thursday from 8:30am-11:30am.

Staff for Permitting, Building, Planning, and Engineering are available during counter hours.

Current plan check times are 21-28 days; resubmittals and revisions are 5-15 days. New Buildings plan check times for first review are 30-45 days. Over the Counter type applications are 1-21 days currently with a complete submittal package. Auto issue is available for several permits through Symbium.

Please allow up to 14 calendar days for initial processing.

NOTE: Plan checkers have the discretion of adding up to 7 calendar days to the "posted" due date.

What Permit Do I Need?

Building Permits Include:
Roof, water heater, furnace, remodels, decks, fences, solar, sewer line on property, pool, demo, new building, tenant improvements and any other work done on the property.

Engineering and Right-of-Way Permits Include: Anything pertaining to the Public Right-of-Way such as driveway approach, sewer lateral, parking pad, curb drain, street trenching, sidewalk work, retaining wall, stairway, fence, roadway banner, grading, oversize load, utility work, and block/street closure. Tree Permits (Project-based and non-project):

Parks and Recreation Department reviews tree removal applications when:

A tree is an imminent danger to persons and/or real property;
A tree removal is not associated with any planning permit entitlements. Visit the Parks and Recreation Tree Page.

Community Development Department reviews tree removal applications when:

Any development project also includes tree removal (i.e. Building Permits, Design Reviews, Variances, etc.) Visit the Community Development Tree Regulations/Permit Page

Planning/Zoning Entitlements include (but are not limited to):
Conditional Use Permits, Certificate of Compliance, Floor Area Transfer, Lot Line Adjustment, Zoning/Land Use Amendments, Variance, Single-Family Design Review, Signage, Antennas, and Tentative Parcel Maps. Visit the Planning and Zoning Packets Page
