Project Description
The proposed development at 815 Belmont Avenue (APNs 044-172-210 and 044-172-180), is an SB 330 and Density Bonus development application. The applicant proposes a 6-story multi-family building (5 stories of housing units over a one-story ground floor garage). The 19 base units consist of 17 market-rate units and 2 very low-income units. The inclusion of the very low-income units qualifies the project for a 32.5% density bonus, resulting in a total of 25 proposed units - 23 market rate units and 2 very low-income units.
Location/Setting/Zoning
The proposed 0.41- acre project site is located at the corner of Belmont and Malcolm Avenues and includes the demolition of the existing structure, the former The Van’s restaurant. The parcel is zoned for Corridor Mixed Use (CMU) District, which is intended to accommodate community and visitor-serving retail and services, lodging, office, and high density residential in a mixed use setting.
